First, let me start off by saying that Real Estate Commissions in Texas are negotiable. I typically charge 6% (with 3% to the buyer's agent). However, there are some scenarios where I am willing to discount the the commission:

  1. Luxury Listings (price point of $1 Million or more). I am willing to do 5% total (with 3% to the buyer's agent). This of course is negotiable. Photography and Staging Costs are seperate. Please call me to discuss.
  2. Buy and Sell Locally. I am willing to list for 4% (with 2.5% to buyer's agent) if I also represent you on the purchase of another home locally. Photography and staging costs are seperate. This makes the transition so much more smoother for you. 
  3. Friends and Family Discount. If we know each other or are at least acquaintances, then I am willing to offer a discount. Please call me to discuss.

At the end of the day, I want you to love your home and enjoy the process. However, I do this for a living. I am open to discussing any proposal you may have. Please call me to discuss.
